We manage a growing number of developments in and around Warwickshire, including apartment blocks, housing estates, mixed developments and commercial property. Our management services are provided to residents’ management companies and associations, commercial property owners, freeholders and developers.
Our service is backed by a modern and fully computerised Management Information System managed by highly trained professional staff. We ensure that personal information is held securely and that charges, receipts and payments are processed with accuracy and efficiency.
We are fully transparent throughout the management process. We provide clients with annual accounts, which are presented in a user-friendly format so they can see exactly how their money has been spent. As part of this process we also assess expenditure against budget forecasts and if necessary present proposals for budget revision.
If required, we can arrange for an independent Chartered Accountant to compile full accounts and we will provide for this cost within the service charge budget.
Your development will usually be assigned an individual Block Manager from our team of professionals in order to ensure continuity of contact whenever possible. The Service Charge is the mechanism by which a collective of leaseholders or owners pay for the upkeep of the common areas of a development in compliance with the terms of the leases or title deeds. Dependent on circumstances, the service charge may also cover insurance of buildings, grounds and common systems and the costs of administration of any residents’ management company.
Service Charges are always payable in advance in order that funds are available to meet planned expenditure. The frequency of payment is generally dictated by leases/deeds. The proportions of the total service charge payable are also fixed within these documents and commonly vary dependent on the floor area of each unit.
Dependent on requirements, we will compile a Service Charge budget broken down into relevant headings, including for example such items as grounds maintenance, interior common parts cleaning and window cleaning.
We strongly recommend that any Service Charge budget includes a Sinking Fund element designed to cover the cost of planned major works such as redecoration and to act as a buffer to cater for unforeseen circumstances. Failure to make provision for a Sinking Fund can have significant future consequences and potentially prejudice sales, particularly within apartment buildings.
The Service Charge budget will be reviewed annually and discussed with the Management Company Directors, Residents Association Committee or, if appropriate, at a full annual meeting of owners prior to implementation.

I have used the various services provided for over forty years. As a farmer I have gradually found it increasingly onerous and time–consuming to deal with the plethora of paperwork produced by the agricultural directorate in Brussels and its UK implementing agent, DEFRA. I have therefore contracted this work out to you for the last eight years or so.
My point of contact for the last five years has been Laura Gaydon; I cannot speak highly enough of the service she has given me. She has been meticulously accurate in completing my Single Payment Scheme (now the Basic Payment Scheme) forms, always in good time and in good order, which is a great relief for me; in spite of the maddening complexity of the paperwork we have never had forms returned or rejected. Laura has also been responsible for ensuring that my Higher Level Stewardship commitments are properly met and reminding me of, and helping me with, the other form-filling obligations the our masters in Brussels impose on us.
Beyond all this Laura and her colleagues were responsible for drawing up the plans and application forms for a new grain store which was completed in the summer of 2014.
On a personal note it is a pleasure to work with Laura; she is efficient without being remotely bossy and has the invaluable gift of correcting my errors without a hint of reproach.
