Surveys & Valuation Services

We undertake all types of Surveys and Valuation services, carried out by our experienced Chartered Surveyors.  We offer impartial independent advice and are insured and regulated, giving you real peace of mind.

We always strive to make the process of assessing and advising on a property clear and straightforward. At the start we will discuss your needs and recommend the most suitable type of report. When that decision is made we will remain easy to contact and will keep you advised on progress. When the survey or valuation is complete, we will take you through it so that you are fully informed and well equipped to make your decision.

Residential Surveys and Valuations

When buying a home do you know what you are letting yourself in for? It may have problems you will not be aware of,...

When buying a home do you know what you are letting yourself in for? It may have problems you will not be aware of, but which a qualified member of the Royal Institution of Chartered Surveyors (RICS) is trained to look for and report on.

Before you commit make sure you have a survey to help you make an informed decision on whether to go ahead with buying the property, decide what is a reasonable price to pay for the property, take account of any repairs or replacements the property needs and consider if you need any further advice before exchanging contracts.

A Mortgage Valuation will not give you the answers you need as it is not a Survey.  It is a limited inspection that is required by your mortgage lender to ensure the property is worth enough to protect the money they are planning to lend you. 

The Consumers’ Association magazine “Which?” and the Council of Mortgage Lenders both agree that it is not a substitute for an inspection by your own surveyor.

There are two main types of Survey that are specifically designed to help homebuyers. These are the RICS HomeBuyer Service and a Building Survey.

RICS HomeBuyer Service

If the property that interests you is, like most of the homes on the market, traditionally built, straightforward and in apparently reasonable condition this survey will probably fit the bill. The RICS HomeBuyer Report is presented in a compact, standard format and is colour coded to make it easy to see if and where there are problems with the condition of the property.

It will help you make a reasoned and informed decision on whether to go ahead with buying the property, what is a reasonable price to pay for the property, the repairs the property needs and the advice that needs to be taken before exchange of contracts.
 
A HomeBuyer Survey is not suitable for properties in need of renovation, or if you are planning major alterations; for this you require a Building Survey.

Building Survey

This type of report is likely to be needed for Listed Buildings, older properties, those with unusual construction, serious dilapidation, extensive alteration or enlargement undertaken in the past or where future major conversion or renovation is planned.

A Building Survey includes a detailed assessment of the condition and construction of the property, details of major and minor defects, implications for future maintenance and recommendations for action in the short and long term. It does not normally include a valuation, but one can be provided for an additional fee, if required.

Naturally the process of inspection and reporting is considerably more time consuming and a higher scale of fees reflects the additional work. The Building Survey is therefore a detailed more technical report that is tailored to suit your needs.

Insurance Valuation

It is obviously vital that your home is adequately insured but it is also important that you are not paying excessive premiums. Many property owners are unaware that they may be under-insuring their properties which will reduce compensation in the event of a claim even where damage is modest. We can provide a reinstatement cost assessment for building insurance purposes, based on the latest construction cost data.

Inheritance and Capital Gains Tax Valuations

We can provide a formal valuation report to meet special needs when valuation of assets is recommended. We can, on your behalf, conduct discussions and negotiations with the Valuation Office Agency.

We undertake a wide range of surveys, including site layout, boundary dispute, land drainage, land registry and site setting out. The level of detail will reflect our clients’ requirements but typically includes all man made and natural features, contour details and location (where visible) of mains services.

We provide an accurate and efficient service with land surveys carried out by fully trained staff, using reflectorless Total Stations, either with or without GPS control. The data stored in the on-board memory is later converted by experienced CAD operators using the latest technology available.

We conduct internal and external building surveys prior to refurbishment or redevelopment for a range of clients including architects, property developers and private individuals or companies. Our project portfolio is also wide ranging and embraces single dwellings, multi-building developments and industrial, retail, office and agricultural buildings.

Comprehensive plans, elevations and sectional drawings in 2-D or 3-D are provided, in various outputs and file types, to suit our clients’ requirements.

We use the latest laser measuring devices and reflectorless Total Stations or Photogrammetry to ensure accurate and precise recording of information and details. The use of these technologies ensures the accurate reproduction of even the most inaccessible and detailed elevations.

Andrew was fantastic in that respect; the house was on Rightmove within a couple of days of my instruction and he then arranged somewhere in the region of 20 viewings a week later. He priced the property brilliantly, leading to my receiving six offers, all in excess of the asking price.

As a farmer I have gradually found it increasingly onerous and time–consuming to deal with the plethora of paperwork produced by the agricultural directorate in Brussels and its UK implementing agent, DEFRA. I have therefore contracted this work out to you for the last eight years or so.

My point of contact for the last five years has been Laura Gaydon; I cannot speak highly enough of the service she has given me. She has been meticulously accurate in completing my Single Payment Scheme (now the Basic Payment Scheme) forms, always in good time and in good order, which is a great relief for me; in spite of the maddening complexity of the paperwork we have never had forms returned or rejected. Laura has also been responsible for ensuring that my Higher Level Stewardship commitments are properly met and reminding me of, and helping me with, the other form-filling obligations the our masters in Brussels impose on us.

Beyond all this Laura and her colleagues were responsible for drawing up the plans and application forms for a new grain store which was completed in the summer of 2014.

On a personal note it is a pleasure to work with Laura; she is efficient without being remotely bossy and has the invaluable gift of correcting my errors without a hint of reproach.
