Don’t Fall Into The CDM Trap

man decorating exterior of buildingThe latest Construction Design and Management Regulations (CDM 2015) are intended to ensure that health and safety issues are properly considered during a project’s development so that the risk of harm to those who have to build, use and maintain structures is reduced.

CDM now applies to all building and construction work and includes new build, demolition, refurbishment, extensions, conversions, even repairs and maintenance and  decorating.

These regulations are not well known but in our day to day roles managing property we all now have strict legal duties either as “Clients”, “Designers” or “Contractors” to ensure that health and safety has been considered before any works commence and this needs to be documented.

Whilst none of us need more paperwork we do need to fulfil our new duties. For small maintenance jobs, eg. repairing gutters, replacing a window, changing a boiler etc. the paperwork is not onerous and may only take 2-3 minutes per job, and it will help protect you should the unforeseen ever happen.  Larger projects can be administered and controlled on your behalf by SBK.
