The conclusion of the pre-app is as follows:

"The proposal seeks to erect three new self-build Passivhaus dwellings in the countryside which would not meet any of the development forms supported in principle by policies AS.10 or CS.15. However, the shortfall in Self and Custom Build Housing Schemes, and the obligation for Authorities to maintain a rolling delivery of plots for self-build and custom housing, weighs in favour of the proposed development. If a forthcoming application were to be submitted, I consider that the applicant must explicitly state that they are applying for a self-build scheme, demonstrate that the scheme meets a local need identified by the local community, and if minded to support, the development would be subject to a S106 legal agreement."

While a pre-application falls short of detailed or outline planning permission, the pre-application is an indication of the thoughts of the local authority on the proposed development and buyers should make their own enquiries.

The property will unless previously withdrawn, be sold subject to the Special and General Conditions of Sale, which have been settled by the Vendor’s Solicitor and are contained within the Auction Legal Pack. Positive Covenant
