Property details

This Lot was unsold at our auction on 29th November and we are now taking post-auction offers. Please contact the Auction Department to express your interest or to arrange a viewing.

Situated on the edge of the highly desirable village of Upper Quinton, sits this 1.046 acre parcel of land with a pre-application report for the erection of three new self-build Passivhaus dwellings.

The freehold land is currently agricultural/amenity land, bound by dense hedgerow and to the rear of the residential property on the edge of Upper Quinton. The 'double village' of Upper Quinton and Lower Quinton is located approximately seven miles from Stratford-upon-Avon and is on the fringes of the Cotswolds Area of Natural Beauty. Upper Quinton is located away from the main road and has the benefit of an open green, many delightful character properties, and access to pleasant walks.

The present owner has submitted a pre-application to Stratford-upon-Avon District Council: PREAPP/00014/22.
The conclusion of the pre-app is as follows:

"The proposal seeks to erect three new self-build Passivhaus dwellings in the countryside which would not meet any of the development forms supported in principle by policies AS.10 or CS.15. However, the shortfall in Self and Custom Build Housing Schemes, and the obligation for Authorities to maintain a rolling delivery of plots for self-build and custom housing, weighs in favour of the proposed development. If a forthcoming application were to be submitted, I consider that the applicant must explicitly state that they are applying for a self-build scheme, demonstrate that the scheme meets a local need identified by the local community, and if minded to support, the development would be subject to a S106 legal agreement."

While a pre-application falls short of detailed or outline planning permission, the pre-application is an indication of the thoughts of the local authority on the proposed development and buyers should make their own enquiries.

Auction Terms

The property will unless previously withdrawn, be sold subject to the Special and General Conditions of Sale, which have been settled by the Vendor’s Solicitor and are contained within the Auction Legal Pack. This pack is available to download to registered bidders. The conditions may also be inspected in the Sale Room at the time of the sale but they will not then be read. The purchaser shall be deemed to bid on those terms whether he shall have inspected the Conditions or not.

The sale of this property will take place on the stated date by way of a live, in-room auction and is being sold as Unconditional with a Fixed Fee. Some sellers may consider a pre-auction offer, and the Lot may be sold or withdrawn before the auction.

Binding contracts of sale will be exchanged at the point of sale.

Auction Deposit and Fees

The following deposits and non-refundable auctioneer’s fee apply:

• 10% deposit (subject to a minimum of £5,000)
• Buyer’s Premium of £1194 inc. VAT

There may be additional fees listed in the Special Conditions of Sale, which will be available to view within the Legal Pack. You must read the Legal Pack carefully before bidding.

Guide Price & Reserve Price

The guide price offers an indication of the price below which the vendor is not willing to sell. It is not necessarily the exact final sale price and is subject to change prior to and up until the day of the auction. Any change in the guide price will reflect a change in the reserve (a figure below which the auctioneer will not be able to sell). The reserve can be expected to be set within the guide range or not more than 10% above a single-figure guide. (RICS Common Auction Conditions 4th Edition).

The agent understands that at present there are no active services connected to the Lot. However, there is a water standpipe just inside the gate entrance. There is a power line on a pole at the entrance that we understand an electric connection could be made. There is a mains drain that goes from "The Orchard" (the property next door to the field) which has a chamber just in the garden of "Larch Corner" by the gate. Buyers should make their own inquiries about the viability of services that could be connected to the Lot.
