An attractively situated and very well appointed modern three bedroom bungalow in a gated courtyard setting

SHIPSTON ON STOUR  is an old market town situated in the southern tip of Warwickshire in an area of undulating farmland close by the Cotswold Hills along the Gloucestershire and Oxfordshire borders. It provides the local shopping centre for many surrounding villages and has a predominantly Georgian High Street which benefits from being away from through traffic. The town also has both a Primary and Secondary School, medical centre and cottage hospital, library and several sports clubs. The main centres for the area are Stratford upon Avon (11 miles), Banbury (14 miles), Warwick (17 miles), Leamington Spa (18 miles). There is a mainline rail service to London from the Cotswold town of Moreton in Marsh (7 miles).

3 FURZE HILL HOUSE  Enjoys a delightful and private courtyard setting, adjoining historic Furze Hill House, in a much sought-after residential area on the southern edge of Shipston on Stour but within easy access of the town centre and all amenities. Originally built in 2001 but extensively refurbished and improved by the owners in recent times. The property is a very well presented and deceptively spacious, link-detached bungalow which features full gas central heating, uPVC double glazing, a very well appointed Wickes' integrated kitchen, high ceilings and light tubes for additional natural light to the kitchen and hall. The property also enjoys a charming sitting room with conservatory off, separate dining room/third bedroom, two good bedrooms, en-suite and bathroom – together with a very pretty garden, garage and ample parking.

The Accommodation  The front door opens to a Welcoming “L” Shaped Reception Hall with polished wood parquet flooring and a useful built-in cloaks cupboard. The Charming Sitting Room has double glass panelled doors from the hall, a feature gas living flame coal effect fire set in a marble and painted surround, and pair of glazed doors leading to an Excellent Conservatory with double glazed windows on three sides and pair of glazed doors to the garden. There is also a separate Dining Room or Third Bedroom overlooking the courtyard. The Very Well Fitted Kitchen contains a good range of white laminated wall and floor cabinets having white quartz effect worktops incorporating a stainless steel one-and-a-half bowl sink with waste disposal, range of integrated appliances including a Siemens induction hob with extractor hood over, electric oven, warming drawer and combination/microwave oven, fridge and freezer, washing machine, tiled flooring and part glazed door to the garden.

Also leading from the hall are Two Good Bedrooms - the Principal Bedroom benefits from a built-in wardrobe and an En-Suite Shower Room containing a tiled corner shower cubicle, washbasin and WC. There is also a Part Tiled Bathroom which includes a bath with electric shower over, washbasin and WC.

Outside  The property is approached from Ashgrove through a pair of impressive wrought iron entrance gates and an attractive block paved courtyard area, shared with the adjoining bungalow and Furze Hill House. There is ample parking to the front, with a further allocated car parking space, and a Detached Garage having an up-an-over garage door, power connected and housing the gas fired central heating boiler.

The attractive and easily managed patio gardens are a particular feature of the property providing a delightful setting. Arranged to both sides of the bungalow, they are well landscaped and briefly include paved, gravelled and slate areas, a small circular paved patio and a variety of shrubs and plants, etc. A paved pathway, with adjoining timber Tool Shed, leads to a further small, part walled garden having wrought iron railings to the front, gravelled areas with well stocked flower beds and an attractive curly willow tree.
