Description  Grovefield Farm lies off the Fullbrook Lane between Hampton Lucy and Sherbourne, some 2.5 miles from Longbridge Junction 15 of the M40, and 4.5 miles from the centre of the town of Warwick.

The land has good access off the adopted highway leading to Grovefields Farm and a number of other properties.

The arable land has potential for growing specialist vegetable crops and a water abstraction licence is available to be transferred.

Services  There are mains water connections to some of the pasture fields.

Basic Payment Entitlement  The Basic Payment Entitlement for the net eligible area will be transferred to the purchaser. It is anticipated the claim due to be made in May 2020 will be made by the Vendor, who will retain the benefit of the Basic Payment for the 2020 calendar year. The Purchaser will indemnify the Vendor for any potential penalties arising from their period of occupation to the 31st December 2020.

Higher Level Stewardship Scheme  The land is currently subject to a Higher Level Countryside Stewardship Scheme – Agreement No. AG00556491. The main relevant scheme options are ‘very low input grassland’ for the permanent pasture, and to take out of cultivation of historic features on land which would otherwise be arable. It is intended that the benefits and liabilities of the scheme would be transferred to the purchaser, subject to approval by Natural England.

Fencing  The purchaser shall be required to fence a new boundary between points A and B shown on the plan. The vendor will be responsible for fencing a new boundary between points X and Y.

Abstraction Licence  The Abstraction Licence reference: 18/54/13/230/S provides for rights to abstract between April and September inclusive, up to 27,272m3 per annum (1,500m3 per day).
