The Site: Westbrook Green Park Home site has been in the same ownership since 1991, the site was originally a holiday park. in 2007 the site was approved for planning permission to change the site to a residential mobile home park. The site now has planning and site licence for 12 Park Homes. After permission was gained new block paved roadways, services and new concrete bases were installed as the park was completely redeveloped. This included raising the site level to take all park home bases, paths and roads to the homes above the 1 in 100 year flood plain and to comply with requirements of the Environment Agency.

Park Homes have been sold with the benefit of Standard Mobile Home Act “Written Agreement” which details the conditions on which a home may remain on the site and responsibility to maintain the home, the plot, to comply with the Site Rules and to pay the site fees due, which increase annually in line with the Retail Price Index. This Written agreement gives the Park Home Owners security of tenure.

Communal areas - mainly the open area next to the brook and the roadways are the responsibility of the site owner to maintain. These are mainly grasses areas to minimise time spent.

IncomeIncome is derived from the collection of site fees on a monthly basis. All park home owners pay direct into the site owner’s bank account. This site fee is adjusted annually in line with the Retail price index. The monthly site fee per pitch is £160.34 for 12 months from 1st March 2021. This will provide a gross annual income of £23,088.96

In addition if a park home owner sells a home the site owner is paid 10% of the sale value. (The site owner estimates the homes on site at Westbrook Green would sell for £150,000 - £200,000), providing an additional £15,000 to £20,000 on each sale.

Expenses include a Site Licence fee to Wychavon D.C., trade association membership (BH&HPA) and general maintenance of the site.
