Election Results

Bosley Bites - Lettings Agents

Following the result of last week’s general election which saw the Conservative Party sweep to power, it seems not much will change for landlords and tenants, which will be a positive thing.

lettings agents in Shipston on Stour and Stratford on AvonThere was surprisingly little in the Conservative manifesto about landlord or tenant issues, apart from the pledge to require landlords and their agents to check tenants’ immigration status.

A Conservative majority means that national landlord registration is unlikely to happen, while Labour noises about rent rise caps will prove fruitless.

A Tory Government might not have promised much to landlords, but it may prove to be more sympathetic to the private rented sector in general than its alternative.

Letting for Investment

Bosley Bites - Lettings Agents

Rental receipts on residential property can often prove to be as little as 2-3% per annum, or less, of capital value after taking all costs into account, including repairs and insurance.

The buy-to-let market remains strong, however, having regard to the growth in value of the property.

Over the last 2 years this growth has been near to the order of 7% per annum making a total yield of approaching 10%, which, when comparing to bank interest rates looks appealing.

Which house to buy-to-let?

Bosley Bites - Lettings Agents

Choosing the right house as a rental investment is not straightforward.

Sheldon Bosley Lettings Agents in Stratford upon Avon and Shipston on StourThere is no direct correlation between the price or location of the property and the rental value.  A very popular part of town from a house purchase point of view which gives rise to a higher price per square foot for the dwellings will not necessarily yield a significantly higher rent on a comparable basis with other parts of town.

A significant consideration will be the facilities that the property affords but most importantly, the annual cost of repair, which is often greater for older houses having regard to the methods of construction.
