Biggest sale to date nets nearly £3 million

An incredible £2.8 million was raised at Sheldon Bosley Knight’s latest auction.

A total of 24 lots from across Coventry and Warwickshire, Gloucestershire, Shropshire, Leicestershire and Worcestershire featured in the sale which took place at Hinckley Golf Club on Thursday, July 11.

It was our biggest auction to date and saw the most revenue raised this year, with the average sale price 17% of guide price from the lots sold. Two were withdrawn and one sold prior to the event. With more than 100 people in the room and online, it was led by SBK’s director and head of auctions, Matt Burrows.

By far the standout lot was 18, Ramsden Avenue, in Camp Hill, Nuneaton.

This three-bedroom property required updating and modernising but attracted a lot of interest. Bidding was fierce from the room, telephone, online and proxy bidders and eventually went under the hammer for £155,000, more than double its guide price.

Other notable lots included The Old Pool Building in School Lane, Queniborough in Leicestershire.

This former national school was converted to a local swimming pool and attracted a lot of local interest with buyers having varying plans on what they would do with the site. Bidding was mainly in the room but the lot was sold to a delighted online bidder, achieving 37% above the guide price.

Elsewhere Fairfields, in Welland Road, Upton-upon-Severn, was a very popular lot. A three-bedroom cottage, Fairfields offered a slice of Worcestershire countryside living with a delightful view. A guide price of £300,000 was soon eclipsed and the lot eventually sold for £386,000, 23% above its guide price.

Sheldon Bosley Knight’s auctioneer Matt Burrows said: “This was our biggest ever auction, with some incredible lots which had attracted a huge amount of interest.

“The room was very busy from the start and was full of hungry bidders who created a terrific atmosphere. We also had a large number of online and proxy bidders who added to the event!

“With 50% of the lots selling, it represented a whopping £2.8m worth of land and property, a truly memorable night!

“Buyers and sellers choose auctions due to the speed and security the route of sale offers. All the lots that sold exchanged contracts on the night, and completion will take place within 20 days. This means there are no delays in buyers getting hold of their new parcel of land or property, and sellers aren’t worried if the deal will complete or not, as the route offers a 99.99% success rate after the hammer falls.
