Buy-to-let investment properties, homes and land are among the lots going under the hammer at SBK’s auction next week.
A total of 19 lots from across Warwickshire, Northamptonshire, Gloucestershire and Worcestershire will feature in the sale which takes place at Stratford-upon-Avon Town Hall on Wednesday, September 13.
One of the most exciting lots is land at Upper Boddington near Daventry. With a guide price of just £5,000 it comprises a 0.2 acre parcel of land surrounded by agricultural fields. With a significant amount of interest in the lot already, SBK’s head of auctions Matt Burrows (pictured) says he believes it will go for much more than its guide price.
Another parcel of land which has generated a great deal of pre-auction interest is a section of land next to the River Avon in Common Road, Evesham.
The site is a 15-acre paddock of amenity land and has received lots of enquiries, from people considering building a marina to others wanting additional summer pasture land. It is expected to go well over its £75,000 guide price.
Elsewhere in the sale is a former barber’s shop in Shakespeare Street, Stratford-upon-Avon which has huge potential to be modernised and refurbished or redeveloped to convert back to residential. With a guide price of £200,000 it offers the buyer plenty of choice and a great investment.
Landlords looking for their next investment opportunity should check out a two-bed Victorian terrace in Leamington Spa. Situated in Shrubland Street, and with a guide price of £175,000, this property is in a great location, in good condition and has a low maintenance garden at the back.
Also on offer is a large five-bedroom detached house in Winchcombe. Although it has been extended previously, it offers the buyer an opportunity for further redevelopment and modernisation to create a beautiful family home in a sought-after town in the Cotswolds. With a guide price of £500,000 it is one not to be missed.
As well as the properties there are a total of six pieces of land which are being sold. They represent a fantastic mix, with some offering great investment potential, particularly for development to residential, and others with agricultural value or to house a horse.
Matt said: “This auction is going to be hugely exciting as we have an incredible 19 lots on offer, all representing great value and investment potential.
“Our last sale in May was the first in our new home of Stratford-upon-Avon town hall and raised an incredible £4.2 million.
“It was SBK’s biggest auction so far, since we relaunched the department in November last year, with the average sale price 156.5% of guide price from the 14 lots sold. I am confident our sale next week will be just as impressive.
“We are seeing an increasing number of people enquiring about auctions as a way to sell their land or property. It represents a great way to do so especially if time, security, or transparency is a driving factor.
“The auction also showcases the different aspects of the SBK business whether from commercial freehold, sale of freehold ground rent, development projects, residential, buy-to-let, rural, land with planning permission, barn conversions or freehold pasture land.
