Sheldon Bosley Knight’s third auction of the year promises to be full of excitement thanks to the variety of lots on offer.
A total of 14 lots are available at the sale at Hinckley Golf Club on Wednesday, May 7 and feature a mix of land ripe for development, buy-to-let opportunities, town centre apartments and country cottages.
Investment opportunities abound and one of the most popular is a three-bed, mid terrace house in Gun Hill, Coventry. With a guide price of £110,000 it needs renovating (subject to the necessary planning consent) but offers great potential as a buy-to-let.
A stunning four-bed cottage in the pretty Leicestershire village of Smeeton Westerby is on offer with a guide price of £385,000. Known as The Old Forge, the property was originally four individual cottages for the farm workers before conversion by the current owners into one house in the 1970s. It has a wealth of original features inside and a stunning, landscaped, multi-level garden outside. This has attracted a great deal of interest and is unlikely to hang around.
Elsewhere in the county is a great development opportunity. On the second floor of a block in Highfield Street, Leicester is a one-bed apartment in need of full renovation. It has a guide price of just £50,000 but has the potential to generate an approximate re-sale value of around £120,000 or £850 pcmx should the new owner decide to rent out.
Also in Leicester is a substantial, nine-bed property in Brook Lane. Formerly Billesdon’s old schoolhouse, The Academy has a guide price of £350,000 and requires full renovation throughout, subject to the necessary planning consents. The building is spread over three floors, featuring a sweeping staircase, period features and sitting on a generous plot of approximately 0.45 acres. This is an excellent opportunity for the buyer to restore this home to its former glory.
Over in Warwickshire, a superb one-bed apartment is on offer in Ranelagh Terrace, Leamington with a guide price of £90,000. Ideally situated the property is close to local amenities and the train station and would make a fantastic first-time buy or buy-to-let.
Elsewhere in Leamington is another fantastic investment opportunity, this time in Dale Street. The one-bed apartment has a guide price of £120,000 and has a share of the freehold.
Finally, there is an opportunity to acquire 10.88 acres of arable land on the edge of the village of Eckington near Pershore. With a guide price of £110,000 the land is currently used for agricultural purposes and is classified as Grade 1, with some Grade 3 and 4 land under the Agricultural Land Classification of England and Wales Maps (1988) and Provisional Agricultural Land Classification (ALC) updated May 2020.
Sheldon Bosley Knight’s auctioneer, Samantha-Marie Parsons said: “There is something for everyone at our May auction. We have buy-to-let opportunities, country cottages and parcels of land.
“Many of the lots will suit those who are seasoned developers or those who love a renovation project and with interest already building, it promises to be an exciting sale.
