Sheldon Bosley Knight’s (SBK) commercial department is celebrating after successfully negotiating the sale of an East Midlands-based care home.
Vista, the owners of the New Wycliffe Care Home in Leicester, wanted complete confidentiality and approached SBK to handle the sale.
Senior commercial agent Steve Bell created a bespoke marketing plan and within six weeks had an offer from Midlands Care, which was accepted.
The deal was not without its challenges not least as it needed to be a highly confidential sale. Potential care operators had to sign an NDA and it was subject to a Section 119 valuation due to the vendor being a charity, thus needing to fulfil the Charities Act obligations.
Steve said: “As with most care home sales, it was confidential due to the sensitive nature of the business. Operators don’t want to worry residents, their families or staff.
“However this was a great sale not least because both the buyer and seller were fully committed to getting the deal over the line.
“Vista was open to discussion over routes to market and we built a confidential marketing plan that specifically met their needs whilst also ensuring maximum exposure to buyers in an off-market fashion.
