Commercial team celebrates sale of Grade II listed mixed-use building

Sheldon Bosley Knight’s (SBK) commercial department is celebrating after successfully negotiating the sale of a four-storey Grade II listed mixed-use building in Malvern.

The Regency property, in Belle Vue Terrace, not far from Great Malvern Railway Station, is a prominent building comprising retail, office and residential uses.

It was offered by the vendor, Malvern Hills district council, as a mixed-use freehold investment but was a complex sale and required the team’s dedication, skills and experience to overcome the many hurdles in order to get the sale over the line.

With an asking price of £1.2million, it eventually achieved £700,000.

Sheldon Bosley Knight’s commercial director, Mark Treadwell said: “This was a very interesting project to work on but was not without its challenges.

“Several offers were received but it was a complicated sale due to it being mixed-use and there being a number of constraints on it including its listed status.

“It was also a high-risk property for the buyer due to it being an expensive property to finance, short leases currently in place, and it also had a vacant commercial element at the rear of the site requiring refurbishment or development.

“There is also a large retaining wall at the back to maintain and lots of renovations required.

“However, given the commercial team’s many years’ combined experience and the skills we use on a day-to-day basis, we were able to work hard to balance the needs of both the seller and buyer to get a result everyone is happy with.

“The client also showed real commitment by investing in quality marketing such as drone photography which really helped.”
