A valuation is your first step toward understanding what your property could sell for, how quickly it might sell and what you can do to get the best result. 

This guide answers the most common questions sellers ask us about the process, so you can feel confident and prepared. 

What happens at a valuation? 

A valuation aims to give you an accurate guide price for your property. To do this, an agent will assess your home in detail, compare it to similar properties and consider the current local market. 

They will discuss your reasons for moving and any details that might influence the sale such as any work you’ve had done to the property. Finally, they will explain the sales service and answer any questions. 

How long will the appointment take? 

Our agents allow up to an hour to ensure we have all the information we need to provide an accurate price and bespoke sales strategy. 

Do I need to prepare my house in advance? 

No, but first impressions count. As well as making sure it’s clean and tidy, presenting your home well could help you achieve a better price when it goes on the market.

Can I have more than one agent value my property? 

Absolutely. Choosing an agent you trust is key and a valuation doesn’t commit you to anything. However, having too many can become overwhelming, so we recommend limiting it to no more than three.

Do I need to have found a property to move to before booking a valuation? 

No. In fact, getting your house on the market first may put you in a stronger position to make offers on another property, as it shows you’re serious about moving.  

What should I look out for during / after a valuation?  

Choosing the right estate agent can make all the difference to your house sale so it’s important you feel you can trust them, ask questions both during and after their visit and that they understand all the emotions involved in a property sale.

I’ve already used an online valuation tool. Do I still need an in-person valuation? 

Yes. Online valuations are based on historic data and can’t account for recent changes to your property or local market conditions. They’re a good starting point, but an in-person assessment will always be more accurate. 

We’d always recommend booking one before putting your property on the market. 

How accurate is an in-person valuation? 

We provide a realistic guide price based on: 

    • Current market conditions in your area 

    • Recent sales of comparable properties 

    • Your timeline and selling needs
