The year of the semi-detached home

The humble semi was the property type of choice in 2025, seeing the largest rise in house prices.

Across the UK, average prices for semi-detached homes rose 2.4% annually according to the Nationwide House Price Index for December.

Detached properties saw similar growth of 2.2%, with terraced at 1.8%. However, flats saw a small year-on-year decline of 0.9%.

However, here in the Midlands a slightly different picture can be seen.

While semi-detached homes have certainly remained ‘hot property’, our local data shows detached homes and character cottages were the star performers in 2025.

In Stratford-upon-Avon and its surrounding villages, the detached family home and character cottages saw the highest growth in 2025, with average sale prices rising by approximately 5.4%.

Semi-detached homes are still strong, following closely with a 4.2% increase. These are often sold before they even hit the portals.

Then there is the ‘character factor’. Period cottages in the surrounding villages such as Tiddington or Loxley, outperformed modern counterparts, often achieving between 5% and 7% above guide price when presented well.

Why the difference? According to our residential sales manager, Lisa Hunt, Stratford-upon-Avon is a ‘destination’ market.

She says: “While the rest of the UK was looking for ‘more space’, Stratford buyers were specifically looking for lifestyle and longevity.

“We saw a huge influx of buyers from the south and London looking for detached homes that offered home offices and larger gardens and the demand for ‘forever homes’ in catchments like Stratford Primary or the grammar schools remains relentless.

“This ‘lifestyle migration’ kept the prices of larger, detached homes at a premium, even when national trends pointed elsewhere.”
