Evesham office welcomes Rosanna Bianchini

The team in the Evesham office has grown thanks to the arrival of Rosanna Bianchini.
Rosanna has worked in the industry for more than 30 years having been a landlord and property manager, buying her first rental flat in Oxford in her early 20s. Since then she has gone on to manage properties in both Oxford and London as well as have a career in graphic design. We are delighted she has chosen to join the SBK family as property manager in the Evesham office, sharing her vast knowledge, experience and expertise to our already excellent lettings team.

What was your first job in the property industry?
The industry runs in the family as my Dad had a property portfolio and I remember going around them with him when I was younger. He gave me a real hands-on introduction to the industry, showing me how to do repairs, the rent collection, emptying the gas and electricity boxes (an iconic sign of those times) and generally looking after the properties. It stayed with me to such an extent that when I was in my 20s I decided to invest in my first property in Oxford. I still have it and still have one of the original tenants. He is 85 now!

What attracted you to working in property?
Watching my dad and going around his properties gave me a taste for the industry initially but what I really enjoy and what has kept me in the industry for so long is my relationship with the tenants. I understand that as a landlord I provide a service – to families, singles, professionals, couples etc – and enjoy the people I work with to keep a property running smoothly, whether that’s tenants or the array of contractors we have to have at our fingertips.

What are you most looking forward to at Sheldon Bosley Knight?
I’m really looking forward to being part of a team. For a long time my career was in graphic design and so I was used to being part of a team. I chose to step away from that 23 years ago and work full time within the property industry so now I’m ready to get back into that group environment again. I’m also really looking forward to being able to contribute to SBK, support the Evesham office to grow and be able to provide an excellent service to our landlords. With Karen Downie leaving I want to acknowledge her achievements and her relationships with the landlords and carry on her great work.

What is your history in the lettings sector?
I’ve been a landlord and property agent for a long time. My first rental investment was in Oxford and since then I’ve rented and managed properties in Oxford and east and west London. Over the years I have gained a lot of experience and knowledge and had to keep on top of all changes to the laws governing property and property management. I also enjoy renovation and love being able to make a house a home keeping both tenants happy and the investment well looked after.

What are you currently working on?
My role is to ensure that what we have been asked to do with regards to maintenance or repairs is discussed with the landlord and followed through on. It’s also to ensure our landlords are aware of and up to date with legislation – things like EPC grading reviews and the abolition of Section 21. There is always a lot going on that we as agents need to know about and keep on top of as well as keeping our landlords informed. I am also starting to get to know our landlords and would welcome them coming into the office to say hello!

Who or what inspires you most?
People inspire me. I get inspired by the every day interactions of life. Communication is fantastic, whether it’s over something deeply philosophical or discussing a leaky tap!

What’s the best piece of advice you have ever been given about the lettings industry?
The best bit of advice was something I discovered through experience and that is always to act promptly and don’t leave jobs undone.
