Sheldon Bosley Knight Acquires Bishops Estate Agents

We are delighted to announce that Sheldon Bosley Knight has acquired Bishops Estate Agents in Kineton.

Bishops Estate Agents was established by Debbie Burrows in 1998. The branch is situated in a prominent location within Kineton village and covers residential sales in the South Warwickshire and North Oxfordshire areas.

The acquisition opportunity came at the perfect time for both parties at the end of 2019. As Debbie was planning to retire, we were seeking a new commercial base to cover the area between our Shipston and Leamington branches. Having worked in the industry for 40 years as the first Birmingham businesswoman to establish her own residential estate agents, Debbie is a well known and popular member of the local community. We hope to maintain the trusting relationship with Bishops’ loyal customers and continue serving the village community.

On the acquisition, Debbie said:

     “I’ve been proud to have served the local community for so many years during which time I’ve made many great friends. I look forward to supporting Mike and the Sheldon Bosley Knight team as a retired Estate Agent! Thank you for your business over the last 25 years.”

We are pleased to announce that the new branch will be managed by Sara Jordan, who will be joined by sales negotiator Kathy Molan. Sara is a returning member of staff at the company, bringing with her an impressive 15 years’ experience in local estate agency. Both Kineton residents, their local knowledge and friendly manner is already proving a great asset to the company. Sara announced:

     “I’m delighted to be returning and excited to lead a new team, where a professional and personal service will be my priority. We welcome residents to pop in and meet the team.”

Sam White Qualifies as CAAV Fellow

Congratulations to our Rural Surveyor, Sam White, who is now a qualified Fellow of the Central Association of Agricultural Valuers after passing his exams in December.

The CAAV exam for fellowship consists of a rigorous two day test of practical, oral and written assessments. It covers a wide range of practice areas including landlord and tenant, utilities, diversification, planning, estate management, valuation, growing crops, machinery and livestock. CAAV members are highly regarded professionals in the countryside, providing advice and guidance to owners, occupiers and managers of rural land, property and business. Sam is now the third member of the rural team to become a qualified CAAV, alongside James Walton and Laura Gaydon, and we are delighted to be strengthening the department’s professional offering.

Sam joined the company in 2017 after we were impressed with his work during a placement with us the year before. He’s now based at our new headquarters in Stratford-upon-Avon. On the news, Sam said,

     “I am delighted to have gained this qualification following the two-day examination, and being admitted as a fellow to the CAAV will support the work I undertake on behalf of clients.”

Sam was presented with a bottle of champagne by Marcus Faulkner, Director of Rural Land Agency.  Marcus said,

     “Sam has worked incredibly hard and we are extremely proud of his achievement.  At Sheldon Bosley Knight we actively encourage ongoing professional development amongst our staff not only to enable them to progress and grow within their field but to maintain the high quality of services and advice that our clients have come to expect.”

Now a qualified agricultural valuer, Sam will be sitting his next exam in the two year process, the Royal Institution of Chartered Surveyors Assessment of Professional Competency, later this spring.

Horticultural Surveying Update

Sheldon Bosley Knight horticultural team have recently been very active in Horticultural surveying. Over the last couple of years we have sold glasshouse nurseries in Corston, Wiltshire, Harvington near Evesham and Huntingdon, Cambridgeshire.

The team has also been preparing valuations for nurseries across the County.  Anthony Rowland has a combination of skills, being a fully qualified RICS Registered Valuer and a qualified and experienced Horticulturalist, having operated glasshouse nurseries involved with Hydroponic tomato production, nursery stock and bedding plant production, and micropropagation of roses.  He commented:

“It is a fascinating industry to be involved with, frighteningly complicated and extremely diverse. One minute, you are looking at a small nursery involved with plant production, the next minute you are looking at a complex modern nursery costing many millions of pounds to build.”

One of the nurseries looked at was featured on The One Show on the BBC. This involved a state of the art production facility extending to 14 acres of glasshouse under one roof. The gutters were 7m off ground level, and it was almost a completely sealed environment, all designed to maximise the production of tomatoes all year round.

The other expanding area is vertical farming, where growers are producing salads on towers, to maximise production of edible crop per square metre of production area. All the time, the growers are looking for further efficiencies to drive the cost of food production down, whilst at the same time producing some of the best quality food you will ever find. What is even better, is that this production is all happening within 30 miles of Evesham.

The next big area of expansion will be production of plants for medicinal purposes. Genetic engineering, genome manipulation, and mass production of plants using tissue culture production will lead to a massive change in the medium term in the way we produce pharmaceutical drugs. This will still be regarded as horticultural production, it will be based in glasshouses, and at some stage these will need to be valued for balance sheet purposes. That is where we come onto the scene as valuers.

Sheldon Bosley Knight new Head Office Stratford upon Avon

Sheldon Bosley Knight is cementing its position at the leading edge of local Land & Property Professionals with the opening of a new central Head Office to provide unrivalled expertise under one roof.

The move follows the mergers of Sheldon Bosley with Knight & Rennie and Timothy Lea & Griffiths, and will see more than half of the company’s staff under one roof at Celixir House in Stratford-upon-Avon.

Perseverance Pays Off for a Challenging Property Sale

A few weeks ago a property sale was completed via our Kenilworth residential sales team. Nothing unusual about that, except that this was no ordinary sale, and proved very challenging for our team.

Sheldon Bosley Knight in Kenilworth listed the property for sale in February 2018 after the owner had tried and failed to sell it via a competitor.  Over the following months our sales team conducted 50 viewings and received 18 offers, 4 of which were accepted.

This resulted in 798 file notes by our dedicated team to ensure that all relevant activities, conversations, viewings etc, were properly recorded.

During the selling process, the property was rented out via our Leamington Lettings team to the eventual buyers, who were the original buyers but had had to pull out due to a change in circumstances.

Eventually, 6 months after the property was initially listed, the sale completed.

This was a true collaboration between our Kenilworth Sales team and Leamington Lettings team, and proved that perseverance really does pay off.

The delighted client said afterwards “My property proved very challenging & Meryl, Mike & Karen pulled out all the stops working as a professional, competent team. Nothing was ever too much trouble. [I] highly recommend SBK.”

Equestrian Property Update

Our specialist Equestrian department have been busy over the past 12 months and currently have a number of Equestrian properties both on the market and under offer, ranging from pony paddocks, to larger Equestrian properties offering the competitive rider a superb range of facilities.

Properties currently on the market include a 5 bedroom stone-built property with first class stabling, manege and 4 acre field that is available to rent opposite and a brand new, highly contemporary, barn conversation with considerable equestrian potential.

Equestrian homes are hard to come by and quite often the house is of less importance than the facilities that a property holds. A recent article in Horse and Hound reported that venues up and down the country are putting large sums of investment money into improving their competition facilities for riders.

The report stated that many competition centres are choosing to enlarge their outdoor arenas to enable year round events and are investing a lot of research and money into the right surfaces for these arenas. We see this as encouraging for the Equestrian Property market, as it shows that there is a growing interest in Equestrian sport, and therefore Equestrian homes.

Well-Deserved Praise for Residential Lettings Team

Sue Maaz, Residential Lettings, Sheldon Bosley KnightWe are always delighted when we receive positive feedback from our customers and were especially pleased when we heard from one of our long standing landlord clients.

The Sheldon Bosley Knight office in Shipston have been acting as the managing agent for this client since 1997 when the site was originally purchased and a number of flats were marketed for rental.

Our client is a busy builder/developer and over the past 22 years Sue Maaz and her team have managed the properties, dealing with the various tenants, inbound and outbound, as well as periodic refurbishments.

Sue and her team always take pride in the service they provide and it was a pleasure to receive the following note from our client:

Tony Rowland, Sheldon Bosley Knight 24.09.19The Sheldon Bosley Knight Planning Team were delighted to present another Rural Diversification Seminar in conjunction with Warwickshire Rural Hub, Rosconn Strategic Land and Quality Solicitors Parkinson Wright.

Hosted by Deer Park Hall & Business Centre near Pershore, the Seminar was Chaired by James Walton, Director of Sheldon Bosley Knight, who gave the welcome address and introduced the speakers.

Daniel Jackson, Director from our Stratford office explained the Class Q permitted development rules and gave some examples, followed by Daniel O’Donnell of Rosconn who gave the audience an insight into Promotion Agreements.  Tony Rowland, Director from our Evesham office discussed the aspects of commercial letting of agricultural buildings followed by Douglas Godwin of Parkinson Wright who addressed the potential legal pitfalls.

A team of keen, and some not so keen, runners from Sheldon Bosley Knight completed the Stratford Big 10K in September .

The team looked very smart in their T-shirts provided by Summit Sports & Work Wear, and afterwards enjoyed a well-earned drink and refreshments in the sunshine.

There is talk of a repeat next year so watch this space!

Sheldon Bosley Knight were very proud to once again sponsor the Moreton Show, which this year was celebrating its 70th anniversary.

The Moreton Show is a highlight of the agricultural show calendar and given our strong rural agency roots it is always a highlight of our annual calendar too.

We were delighted to sponsor the Livestock Area on Show Day and the Best Cotswold Shepherd competition which will be awarded in February 2020.

This year, events in the Grand Arena came to a spectacular conclusion with one of the biggest parade of champions.

The Grand Parade was a breathtaking display of cattle, sheep and goats which had the commentator full of praise for British farming.

Moreton Show 2019

Mark Cleverdon, from Wittersham in Kent, a renowned livestock auctioneer and Moreton Show regular who commentates at several shows throughout the summer, said: “I see a better line-up at Moreton Show than anywhere else. It is exceptional.”

Inside the produce marquee, Sheldon Bosley Knight’s Sarah Baldwin from the Block Management Team was busy judging the preserves section. Sarah, who is an official WI Cookery Judge, really enjoyed her task and said afterwards “I was judging the preserves, so as you can imagine after 2 hours in that tent I was on a real sugar high and needed copious amounts of coffee!

Moreton Show 2019

When asked about her judging credentials she said “you need a love of food, patience (lots of it, especially if someone doesn’t win who thought they should have), and you have to attend a very intensive course at WI College after you have shadowed other judges for 12 months. Being a WI member helps but you don’t have to be”.

A number of other Sheldon Bosley Knight team members also attended the show and really enjoyed the day which attracted a record number of entries and features the very best of British Farming and the countryside.

September is a busy month for Sheldon Bosley Knight, with a number of our team participating in various events.

At the beginning of the month, Jo and Tony Rowland from our Horticultural Team in Evesham exhibited at the Four Oaks Horticultural Trade Show to showcase our services as Valuers and Agents for the Horticultural industry.

Four Oaks is the UK’s premier show for Ornamental Horticulture and the exhibition covered an impressive 17,000m² under glass on a 23 acre site in Cheshire, near the Jodrell Bank Telescope.

This is the 49th year for the show (although we haven’t exhibited there every year!) and Jo and Tony really enjoyed the opportunity to meet other businesses and organisations in the trade.
