Longlease specialises in the management of all types of residential property where there are communal areas managed through a service charge. This can include anything from purpose-built blocks, converted houses and flats above commercial premises, to houses with communal grounds or complex multi-occupancy estates of flats, houses and/or commercial premises – if there is a residential element and a service charge is payable, then Longlease can help.
We are well aware of the qualities that make a good managing agent; Longlease Property Management bring a fresh approach using local, qualified and experienced professionals so that we can offer a personal, honest and transparent service tailored to our clients’ individual needs.
Longlease services include:-
Financial Accounting – including assistance with the annual service charge budget, notifications and payments, answering leaseholder queries, administering the management company dedicated bank accounts, financial accounting and collection of arrears.
Insurance Services – including organising buildings insurance and arranging periodic revaluation of rebuilding costs, arranging and overseeing major repairs as required under communal buildings insurance, arranging directors’ and officers’ insurance.
Maintenance Services – including liaising with contractors, providing specifications for the appointment of contractors, arranging repairs and quotes, providing tendering services, managing leaseholder consultations on major works and carrying out maintenance inspections.
Sales Services – including responding to solicitors’ enquiries and supplying copy documents, dealing with notices of assignment and mortgage, granting the approval of the management company to a property sale for the purpose of registration with Land Registry where appropriate.
Miscellaneous Block Management Services – liaising with and taking instruction from Directors in relation to lease terms and individual residents, appointment of new directors when required, implementing a 24 hour emergency service if required.
