A former Stratford institution is one of the lots going under the hammer in our May auction

A building that housed a former Stratford institution is just one of the lots going under the hammer at Sheldon Bosley Knight’s (SBK) May auction.
A total of 22 lots from across Coventry and Warwickshire, Oxfordshire, Gloucestershire and Worcestershire will feature in the sale which takes place at Stratford-upon-Avon Town Hall on Wednesday, May 24.
This is our biggest sale so far and will be led by head of auctions and auctioneer, Matt Burrows.
One of the most exciting lots are the Grade II* listed buildings, 19 and 20 High Street in Stratford-upon-Avon. Now vacant they once housed what was a much-loved institution in the town, the Hathaway Tea Rooms. The buildings, which date back to the 16th century, were home to this renowned eatery and shop from 1931 to 2023.
Listed in SBK’s public auction, they represent a unique opportunity for development of this beautiful and historic site which extends across three storeys as well as an attic, cellar and garden. This could include restarting the business, as the sale includes two working kitchens, as well as scope for conversion of the upper floors to residential subject to planning permission and listed building consent.
Elsewhere in the sale is the White House in the popular and pretty village of Napton. With simply stunning views over rolling countryside, this four-bedroom detached property needs complete modernisation and improvement but offers huge potential.
A former garage, Badham Motors in Honeybourne, is being offered for sale with a guide price of £425,000. The overall site is 1.71 acres and is being sold with vacant possession. There are four buildings on the site including the main garage. SBK’s in-house planning and architectural team has prepared a briefing note about the development potential.
As well as the properties there are seven pieces of land which are being sold. They represent a fantastic mix, with some offering great investment potential, particularly for development to residential, and others with agricultural value or to house a horse.
Matt said: “This is by far our biggest auction we have held to date which is hugely exciting. We have an incredible 21 lots on offer, all representing great value and investment potential.
“I am delighted also, in this our 180th year, to be bringing our latest sale to Stratford-upon-Avon Town Hall. It is great to be back in the town and we are looking forward to selling all lots for our vendors.
“Our inaugural auction in November last year raised more than £1.7 million, February’s was also a success and I’m confident this one will be just as popular.
“We are seeing an increasing number of people enquiring about auctions as a way to sell their land or property. It represents a great way to do so especially if time, security, or transparency is a driving factor.
“The auction also showcases the different aspects of the SBK business whether from commercial freehold, sale of freehold ground rent, development projects, residential, buy-to-let, rural, land with planning permission, barn conversions or freehold pasture land.
